What I Offer
The California to Arizona migration is one of the defining real estate stories of the last decade and its only growing. I’m uniquely positioned to guide every step of that journey as I’ve lived it myself. I know what California buyers are leaving behind, what surprises them about Arizona, and exactly how to navigate the financial, logistical, and emotional dimensions of a California-Arizona relocation. That personal experience is irreplaceable.
The California
Exit
California's top marginal income tax rate is the highest in the nation. For high earners and those with significant investment or business income, relocating to Arizona's flat 2.5% income tax can represent dramatic annual savings and improvement in lifestyle.
In addition, Arizona's much lower property tax rate and overall cost of living compound the advantage. For California exiters selling appreciated homes, the equity stretches so much further in Arizona.
The Comparison
CALIFORNIA top marginal income tax - 13.3%
ARIZONA - flat 2.5%
CALIFORINA property tax rate - .71%
ARIZONA - .47%
Popular routes
Los Angeles to Scottsdale seems to be the most popular route, however, I find many of my clients aren’t happy with that transition. They often feel disappointed with the vast, not walkable desert feel of Scottsdale and lack of vibrant architecture. There are several Phoenix neighborhoods that feel urban and yet high end, with walkability to restaurants and coffee shops that I always suggest instead.
Orange County clients most always prefer Phoenix over Scottsdale.
Santa Barbara and Beverly Hills clients typically keep their homes in California as second homes but love the feel of Paradise Valley and often choose that as their next destination.
Calabassas, Topanga, Westlake Village residents seem to do okay with Scottsdale and its car dependent environment.
San Francisco, and even further north into Seattle, Phoenix and Paradise Valley seem to be the most favorable.
